What Maintenance should be done on my Plumbing?

There’s a variety of maintenance that can be performed to help keep your plumbing working properly.
A lot of people do ask me that, how do I keep the plumber away? “An apple a day keeps the doctor away.” Well, when it comes to plumbing, there’s not a lot you can do to keep the plumber away. I love water. It wears things out. Best case scenario, if you have good water, and when I say good water, I mean, if it’s not hard, and in Utah we have some of the hardest water around. It wears stuff out. If you have water softener, and you put salt in it when it needs it, that helps keep the plumber away, because it’s not wearing your plumbing out.
Second thing: pressure. Back east, we have these water towers, those big round things in the middle of town, and if you’re lucky, you are getting 30, maybe 40 pounds. I see a lot of places back east where you’re getting 20 pounds if you’re on the outskirts of town. In Utah, we have these huge canisters up on the mountains, not uncommon to easily get 300 to 400 pounds of pressure. So, we have these things called PRV’s (pressure reducing valves). You put that on there, and it reduces the plumbing pressure to 75 to 80 pounds which is still, most faucets, most fixtures, says if it goes over 80 pounds, warrantee is void. So, we keep the pressure down, but these PRVs, they only last for maybe 5 or 6 years. So, we go to a house and we say, “What’s going on?” We check the pressure. Every call we go out, we check the pressure.
Just 3 days ago, I was at a house, and the toilet, the float valve had so much pressure, that it wouldn’t stop, and it started overflowing the toilet, and flooded them out and they’re having a big problem. Too much pressure. One of the ways, if you have a maintenance program, have a plumber come at least every 5 years to just check your pressure to make sure that’s working, you’ll be okay there.
The third thing is, and again, it comes with water. We have hard water, we have high pressure, and then we have chlorine in the water. We got all sorts of things. Chlorine is not good for your health, but it’s not actually good for your plumbing either. It will eat the rubber gaskets in your toilets and the rubber washers in your faucets. Again, it just wears out stuff.
